Historic St. Petersburg porch restoration
Kenwood — restoration
Our story

A practice built around the details.

Richard Lane founded Coastal Lane after years of seeing luxury projects finish at 99% — punch lists ignored, finishes rushed, the soul of the home traded for a moving date.

Trained as an engineer and obsessed with craft, he built a practice that exists to bridge that final gap. We take on restorations, close-outs, and full-scope management — but the constant is the same: a third-party expert eye, professional oversight, and a refusal to ship anything that isn't ready.

We work in St. Petersburg because we live in St. Petersburg. Snell Isle, Old Northeast, Kenwood, Tierra Verde — every project is on a street we know, in a city we love.

Four commitments we make on every project.

01

Transparency

Detailed budgets, clear timelines, regular updates. You see what we see — every line item, every timeline shift.

02

Engineering rigor

Every recommendation is backed by structural and code analysis — never opinion, never guesswork.

03

Artisan craft

The finishes — molding, millwork, casework — are where the home is felt. We treat them as the product.

04

Neighbor's ethic

Your home is on a street we drive. We treat it like our own — because in this city, that's exactly what it is.

Founder

Richard Lane.

With an engineering background and decades around St. Petersburg's finest homes, Richard founded Coastal Lane to do what large GCs cannot — show up at 99% and stay until 100%.

He personally walks every punch list and signs off every close-out. If you're hiring Coastal Lane, you're hiring him.
